Is there an application fee?

$75 app + $175 administrative fee

Can I request a specific apartment & can an apartment be held?

Yes, you may select a specific apartment. Contact us today for more information about holding an available apartment home.

When is rent due and how can I pay? Are there late fees? Is there a grace period?

Rent is due on the 1st of the month and can be paid through our online resident portal, check, or certified funds. Late fees will be applied on the 4th of the month.

Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?

Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.

Are utilities included?

Utilities are not included.

What happens if I need to move out before my lease expires?

A fee will be charged to residents who choose to break lease.

Is renter's insurance required?

A $15 facilities fee is added to your rent each month, which covers the apartment home. You may choose to acquire renter’s insurance to cover your personal belongings, but this is not required.

What leasing options are available?

Our lease terms range from 7-14 months.

Do you offer credit reporting?

Yes, we offer credit reporting on rental payments, which can assist in building and maintaining good credit. 

All residents will be enrolled in a 90-day free RentPlus trial. After 90 days of service, residents will be charged $8.95/month for an apartment with a single lease holder or $14.95/month for an apartment with multiple lease holders to continue the credit reporting service. Residents may opt out of RentPlus at any time and information regarding this procedure can be found in your lease agreement. 

Do you offer valet trash service and/or recycling?

Yes, valet trash pick up and on-site recycling is available.

Are apartments cable ready? If so who is the provider? Is there a separate charge?

Do you have package lockers/how do I get my packages?

Yes, we offer 24-hour Luxer One package lockers.

What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?

Smoking is permitted in designated areas outdoors.

What is the parking situation? Is parking assigned? Is there a fee or permit required for parking?

Uncovered parking is available to all residents on a first come first served basis. Most apartments come with direct access garages and additional garages are available to rent. Limited guest parking is available.

Do you allow pets? What is the pet policy?

We welcome most dogs and cats. Some breed restrictions apply.

There are a handful of public transportation spots that are all less than 10 minutes away. The closest stop being 5 minutes away at the Central Florida Parkway and Discovery Cove Way.

Yes, washers & dryers are included in the apartment.

What kind of kitchen appliances are in the apartment?

These apartments come with stainless steel appliances.
